Not every homeowner is able to purchase their property from a seller who has the best of intentions. In light of this, home inspections and warranties are frequently regarded as crucial steps in the purchasing process. Although each of these elements is crucial, they are actually quite distinct.
What a Home Inspection Covers
A home inspection typically evaluates the condition of significant home components, such as the HVAC system, plumbing, roofing, foundation, electrical systems, and window and door insulation. It does not normally include appliances like refrigerators and dishwashers. A licensed home inspector will spend two to four hours thoroughly examining the property and deliver a detailed written report of their findings.
What a Home Warranty Covers
Home warranties, by contrast, typically cover appliances and mechanical systems — things like HVAC units, water heaters, plumbing, electrical, and major appliances. They generally do not cover structural issues or pre-existing conditions. Home warranties are usually renewable annual service contracts that provide peace of mind for both buyers and sellers.
Why You Should Never Skip the Inspection
Homeowners who choose to skip the home inspection may end up having to pay much more in the long term to fix problems that a certified home inspector would have identified. Even in a competitive market, where some buyers are tempted to waive the inspection contingency to make their offer more attractive, it’s important to understand the risk you’re taking. At minimum, consider a pre-offer inspection to get information without contingency delays.
Who Pays for These?
The home inspection is typically paid for by the buyer and costs anywhere from $300 to $600 for an average-sized home. Home warranties can be provided by the seller as an incentive, or purchased by the buyer independently. Many sellers in the Sacramento region include a one-year home warranty in the sale as a goodwill gesture to buyers.
