Whether you’re looking to purchase your first home, second home, or even a vacation home, buying a house is one of the biggest investments you’ll ever make. For this reason, buyers need to be extremely vigilant throughout the house-hunting process. It can be a very exciting time, but buyers must remember to stay mindful, to look beyond beauty, and examine the integrity of the home.

Red Flag: Signs of Water Damage

Water is one of the most destructive forces in a home. Look for stains on ceilings and walls (especially in corners), bubbling or peeling paint, musty odors, warped flooring, and efflorescence (white mineral deposits) on basement walls. Ask directly about the history of water intrusion and review the seller’s disclosure carefully.

Red Flag: Foundation Issues

Foundation problems can be extremely expensive to fix — sometimes tens of thousands of dollars. Warning signs include large cracks in exterior or interior walls (especially diagonal cracks running from window and door corners), doors and windows that don’t open and close smoothly, uneven or sloping floors, and gaps between the walls and ceiling. Have a structural engineer evaluate any concerning signs.

Red Flag: Electrical Problems

Outdated or faulty electrical systems are a safety hazard. Look for older electrical panels (Federal Pacific Stab-Lok panels are a known fire risk), aluminum wiring (common in homes built between 1965 and 1973), a mix of grounded and ungrounded outlets, and evidence of DIY electrical work. These issues can be expensive to address and may affect your ability to insure the home.

Red Flag: HVAC Age and Condition

Ask about the age and service history of the heating and cooling systems. HVAC systems typically last 15 to 20 years. A system near the end of its life will need replacing soon, which is a significant expense. Factor this into your offer or negotiations.

Red Flag: Pest and Termite Damage

In California, a pest inspection (Section 1) is often required as part of the transaction. Review the pest report carefully. Active termite infestations and wood damage can be costly to address. Make sure all required treatments and repairs are completed before closing.
